The purchase or sale of real property is governed by both common law (judge-made law), and by state and federal statutes (enacted by state legislatures or Congress). As a result, the requirements for a valid and enforceable real estate contract vary from state to state. This classes focuses on the fundamentals of what a contract is; what it takes to create a valid contract; what can make a contract viable; and at what point the conversation has moved beyond the scope of a real estate license and requires legal consultation.
